Skills: Vision, Cost Analysis, Financial Forecasting, Research

In 2017, my business partner and I explored the idea of doing a significant expansion project. I was tasked with crafting a footprint for a possible expansion project that would be financially smart and operationally efficient. I focused on analyzing every detail, from the costs and potential revenue to the direct savings generated by this exciting new venture. Planning for a future facility was key, including figuring out how to integrate new personnel and service changes seamlessly. Though the project did not move forward, the result was a strategic plan that set the framework for success post-Covid.

Introduction

Project Overview

The expansion plan focuses on adding facilities, enhancing existing structures, and upgrading equipment to meet the growing demands of Body First’s members. Key elements include site improvements, constructing three new indoor tennis courts, a new front entry and locker rooms, remodeling of the original building, and improvements to the existing tennis center.

This forward-thinking project is designed to:

Enhance the facility’s accessibility and usability.

Increase revenue opportunities.

Strengthen partnerships.

Improve the member experience.

Projected Outcomes

Revenue Growth

The project is anticipated to generate significant financial benefits. The new features, enhanced facilities, and expanded services could create an estimated $1.6–$1.8 million in revenue benefits within the first three years.

  • A potential long-term collegiate contract would bring steady income and increase Body First’s visibility.
  • Enhanced locker facilities and new amenities, such as child care services and event rentals, will attract new members while offering increased membership value.

Enhanced Customer Experience

Body First’s members would gain access to state-of-the-art facilities, thoughtful amenities, and improved designs that prioritize comfort, accessibility, and aesthetics. Upgraded features like better air circulation, quieter group fitness classes, and private shower spaces address long-standing member concerns.

Stronger Community Ties

The improvements support members’ deeper sense of community while reinforcing Body First’s ties to local schools and businesses. Outdoor fitness spaces and expanded group activities would contribute to members’ personal well-being and connection to others.

Environmental Benefits

Energy-saving measures, including advanced insulation and new lighting, are projected to reduce energy costs by up to 70%, contributing to financial savings and environmental sustainability.

Taking the Leap Towards Growth

Several factors support Body First’s readiness to proceed with this ambitious project:

  • A stable partnership with the university ensures consistent revenue.
  • A loyal and growing membership base demanding expanded services.
  • A proven history of sound financial management and adaptability within the Manhattan community.

The planned expansion would elevate Body First as a facility and solidify its place as a trusted and beloved community resource.
